Virginia House is a 7-story gut rehabilitation project with horizontal and vertical expansion of an existing building funded by New York City Department of Housing Preservation and Development, Senior Affordable Rental Apartments (SARA) Program. This property, which stood vacant for many years, has a restrictive covenant for senior residents. Its rehabilitation presents a unique housing opportunity for which we strove to meet the highest design standards. Virginia House follows Passive House design by incorporating elements such as: exterior and interior insulation, triple glazed windows, and ERV units. Furthermore, we utilized interventions presented in the Active Design Guidelines. The stairs are well lit, painted and presented as the first means of circulation. They are readily accessible as they are located along the main path of travel and the elevator is placed behind the stair. This path of travel leads directly to two recreation areas. One is located in the cellar and the other is at the rear of the building providing outdoor spaces for planting.
