This cluster of 6 buildings was complex and presented unique challenges. Firstly, project delivery was developed with the tenant in mind, resulting in 2 Phases of construction. As these units are completed the tenants are transferred so that work can begin on the next building. Approximately 75% of these renovations will be completed in Phase 1 and 25% will be completed in Phase 2.
Secondly, this cluster required working with different NYC agencies. Two buildings within this cluster, 157 W 122nd and 244 Lenox Avenue, are landmarked. Project packets needed to be developed specifically to receive approval from the Landmarks Preservation Commission.
As always, PM Architecture PC utilizes every opportunity to introduce efficiency and sustainability. Features such as high performing boilers and windows were design drivers. Blower door test will be performed to make sure the sustainable measures taken delivered desired results.
