This 4-story mixed-use, mixed-income building is located on Sugar Hill in Harlem, with a total of (2) 2BR units and a mezzanine above the 3rd floor. Each unit occupies two floors, and will be outfitted with stainless steel appliances, including dishwashers, as well as in-unit washer and dryers. It will fill a lot on which a 6th row house used to stand before a fire rendered it uninhabitable.
The proposed structure will be energy efficient, with insulation exceeding what is required by energy code, high functioning windows and roofing, and a split HVAC system providing both heating and cooling to the tenants.
The building will neighbor an existing structure a part of the Hamilton Heights/Sugar Hill Landmark district. The Renaissance Revival-style four story row-houses are linked with a continuous highly embellished bracketed pressed-metal cornice. The building has been designed to work in conjunction with its neighbor using its existing registers in the proposed facade.
