This 4-story mixed-use building is located on Sugar Hill in Harlem, with a total of (two) 2BR units. Each unit occupies two floors and will be outfitted with stainless steel appliances, including dishwashers, as well as in-unit washer and dryers. It will fill an abandoned lot on which one of six in the row houses that used to stand before a fire resulted in the building being deemed uninhabitable.
The proposed structure will be energy efficient, with high functioning windows, roofing, and a split HVAC system providing both heating and cooling to the tenants. PMA has ensured energy efficiency by installing insulation exceeding what is required by energy code.
The building will neighbor an existing structure a part of the Hamilton Heights/Sugar Hill Landmark district. The Renaissance Revival-style four-story row-houses are linked with a continuous highly embellished bracketed pressed-metal cornice. The building has been designed to work in conjunction with its neighbor using its existing registers in the proposed facade.
